Melissa Overheim

Asset Management Associate

Melissa Overheim

Melissa joined BCDC in 2026 as an Asset Management Associate, bringing more than a decade of multifamily real estate experience spanning investment sales, financial underwriting, and market research. Reporting to Brandon Beaty, Vice President of Asset Management, she takes a proactive approach to portfolio performance, analyzing budget variances and leasing and pricing trends to identify operational risks early. She also manages monthly portfolio reporting, reviews operating budgets and reforecasts, and provides market research and valuation support to BCDC’s investment, development, and finance teams.

Prior to joining BCDC, Melissa served as Associate Director of Financial Analysis on Newmark’s multifamily investment sales team, following an earlier tenure in investment sales at JLL. She began her career at CoStar in 2012 as part of the original team that developed the company’s first multifamily product. In total, she has supported more than $17 billion in transactions across five Southeastern states, leading the underwriting, valuations, and offering materials behind each sale. Having evaluated assets through the eyes of institutional buyers and lenders, she now brings that perspective to the ownership side, helping BCDC protect and grow the value of its holdings.

Drawing on her Bachelor of Science in Geography from Salisbury University, Melissa also applies GIS mapping and spatial analysis to evaluate prospective development sites, assessing location dynamics, demographics, and competitive supply.

Originally from Maryland, Melissa relocated to Atlanta in 2014 and now lives in Johns Creek with her husband and their four dogs. Outside of work, she enjoys horseback riding, jewelry making, and tackling DIY home projects.
