07 Feb BCDC and Bakke Development Start Construction on Climate-Controlled Storage Facility in McAllen, Texas
Bakke Development Corporation and BCDC have commenced construction on the state-of-the-art storage facility in McAllen, Texas.
This joint venture marks the fourth project between BCDC and Bakke.
Located on a 1.94-acre parcel on South McColl Road, the 85,825 NRSF facility will feature 762 climate-controlled self-storage units. The site has excellent visibility and is seen by more than 36,000 vehicles per day on Ridge Road and South McColl Road. Additionally, the facility will be visible from I-2/E Expressway 83, which has over 100,000 vehicles per day on this stretch.
“BCDC is proud to continue our successful partnership with Bakke Development Corporation as we embark on the construction of the project,” said CEO Litt Glover. “This venture reflects our dedication to working with high-quality developers that meet the evolving needs of communities. We look forward to contributing another valuable asset to McAllen.”
The three-story steel structure will feature cutting-edge closed-circuit monitoring and card access security systems, a loading dock and two service elevators.
The McAllen location, nestled in a densely populated residential area, serves a community of 73,000 within a 3-mile radius and 208,000 people within a 5-mile radius. The project will serve the South McAllen/Pharr submarket along with the South Texas Health Systems medical & business district. The project underscores BCDC and Bakke’s commitment to providing convenient storage solutions to meet the growing needs of the local population.
The McAllen-Edinburg-Mission MSA is home to roughly 900,000 people with an international metro population of over two million. This region of Texas is commonly referred to as The Rio Grande Valley with a local economy heavily driven by international trade and supply chain, distribution and logistic labor forces. The presence of UT Rio Grande Valley and the South Texas Health System functions as strong economic drivers and employment bases for the City of McAllen, the largest city in Hidalgo County.Alamo Architects is the chief architect, Halff Associates is the civil engineer, and Independent Contractors, Inc. is the general contractor. Security State Bank is providing the construction financing.
The partnership expects delivery in the first quarter of 2025.
